Why I believe this is the right land to build a retreat center in Costa Rica

I have walked a lot of land in the south of Costa Rica, and I want to tell you plainly why I think this particular ridge above Pavones is built for a retreat center. When people search for land for sale in Pavones or for somewhere to build a retreat center in Costa Rica, they are usually chasing two things that rarely come together: deep, genuine nature and a property that you can actually develop without fighting the land for years. Here, on these 1.97 hectares in La Yerba, Golfito, I found both — and that is why I decided this place deserved its own site instead of being lost in a real-estate listing.

The feeling of the place comes first

A retreat lives or dies on atmosphere. The first morning I stood on the upper terrace, the only sounds were the gulf breeze moving through the canopy and birds working the tree line. Roughly 1.28 hectares of this property is protected secondary rainforest — legally protected, which means it cannot be cleared or subdivided by me or by any future neighbour. For a wellness project that is not a limitation; it is the entire product. Your guests are paying for silence, for shade, for the chance to do yoga at sunrise while toucans cross the valley and the Golfo Dulce turns silver below. You cannot manufacture that feeling on a cleared lot near a main road. You can only buy land that already has it, and this ridge has it in abundance.

Build-ready terraces save you the hardest year

Anyone who has tried to build in Costa Rica knows that the slow, expensive part is rarely the building itself — it is the earthworks, the access, the permits and the water management before a single wall goes up. On this property that work is largely done. Heavy machinery has already cut and stabilised three level terraces in the buildable sector, the part the soil studies call suelo disturbado. There are internal gravel roads to each platform, engineered retaining walls holding the slopes, and proper drainage — cunetas and culverts — to carry the rainy-season water away from your foundations. If you are seriously looking to buy land in Costa Rica for a retreat, the title matters more than the view. Much of the coast around Pavones is maritime-zone land held on government concessions that you cannot truly own. This property is the opposite: it is fully titled, fee-simple land — a registered finca inscrita, Folio Real 6-190768-000 — sitting well above and inland of the maritime zone, between 78 and 152 metres of elevation. Foreigners can own it outright, with the same rights as a Costa Rican citizen and no need for a local partner. On top of that, the 2025 INTA soil studies certify the property at 100% uso conforme — conforming land use — which is exactly the clean foundation you want when you later go through SETENA and the municipality for your building permits. The same INTA engineers wrote, in their own report, that this is a zone of great scenic beauty with potential for an ecotourism or conservation project. I did not put those words in their mouths; they are in the official file.

Location: remote enough to matter, close enough to work

A retreat has to feel far away while still being reachable for guests, staff and supplies. This land threads that needle. It sits about 750 metres east of the Rio Claro de Pavones supermarket, so the practical services of the village are minutes away, yet the property is high on the ridge, private and quiet. The road in from the coast is paved almost the whole way, with only the final climb on gravel — a meaningful detail in the wet season, when poor access is what quietly kills projects in the South Zone of Costa Rica. And of course there is the wave: Pavones is famous for one of the longest left-hand surf breaks in the world, a roughly twelve-minute drive from the property, with rides that can last two to three minutes. A retreat that can offer surf, rainforest and stillness in a single stay has a programme that fills itself.

Why I think the timing is right

For years the smart money in Costa Rican tourism flowed to Guanacaste in the north. As that region has filled and prices have climbed, attention has shifted south — to Golfito, Pavones and the Osa region — where the nature is still intact and the land still makes sense.
